RALEIGH MARKET
VA loans are one of the most powerful mortgage benefits available to veterans — but they are only as good as the lender executing them. Certificate of Eligibility documentation, VA appraisal requirements, and funding fee structures require experience. Jeff has processed VA loans in the Triangle for 29 years and knows what it takes to close on time.
HOW IT WORKS
0% down payment with full entitlement
Qualified veterans and active-duty service members can purchase a primary residence with no down payment required and no loan amount cap on first use of entitlement.
No private mortgage insurance
VA loans do not require PMI, regardless of down payment. This saves the average borrower $150–$300 per month compared to a conventional loan with less than 20% down.
Competitive rates — often below conventional
VA loans are backed by the Department of Veterans Affairs, which allows lenders to offer rates that frequently beat conventional pricing. Jeff's access to Premier Lending's pricing means you get VA's structural advantage plus competitive lender execution.

29 years of VA loan experience
Jeff has processed VA loans throughout his career in North Carolina — through multiple rate environments, appraisal challenges, and entitlement structures.
COE and eligibility done right
Certificate of Eligibility, surviving spouse eligibility, and restored entitlement all require specific handling. Jeff does this himself — it is not delegated to a processor.
Raleigh market fluency
Raleigh's competitive market requires VA-familiar sellers and agents. Jeff works with Triangle real estate professionals who understand how to get VA offers accepted.
COMMON QUESTIONS
VA loans are available to active duty service members, veterans who served the required number of days, National Guard and Reserve members with qualifying service, and surviving spouses of veterans who died in service or from a service-connected disability. The property must be a primary residence in Raleigh or the surrounding Triangle area.
As of 2020, there is no loan limit for first-time VA loan users with full entitlement. Veterans with partial entitlement (from a prior VA loan that has not been paid off) may have limits based on the Wake County conforming loan limit of $806,500. Jeff reviews your entitlement status as the first step in every VA application.
Not with Jeff. VA loans require a VA appraisal rather than a conventional appraisal, which can add 5–10 days in some markets. Jeff orders the VA appraisal immediately after ratification and monitors it closely. In Raleigh's competitive market, his VA closings are timed to compete with conventional offers.
Yes. VA loans can be used to purchase anywhere in North Carolina, including the Raleigh metro area, even for service members stationed at Fort Liberty (formerly Fort Bragg) who commute. There is no geographic restriction on where you can purchase with a VA loan as long as the property is your primary residence.
